Currently, we are in a Buyer's market with fewer buyers than sellers. It helps to know if you are in a Seller's, Buyer's or Balanced market when making your offer. In a Buyer's market there is more inventory (properties) and more competition between sellers, so Buyers have plenty of choices and room to negotiate. Our buyer's motto is "don't ask, don't get", so go ahead and ask for closing costs assistance from the seller and other perks. You just might get them! Seller's are getting between 96-100% of their asking price, but they are compensating with paying for closing costs and allowances. Here are some of the steps your agent will take to find your next home or investment: Determine Your Wants and Needs This is the single most important step. By asking you a series of questions, your agent will establish what you are looking for in a home or investment. The agent's goal is to find you the right properties that are in your price range, location and meet your needs. Throughout the buying process, your agent will maintain your confidentiality and represent YOUR best interests. Help You Get Pre-Qualified This step will show you how much you can afford. You will meet with your loan officer (if you have one) or Sue Straub and establish what monthly payments you will be comfortable with. Home Shopping Your agent will use every available method to locate a property that matches your search parameters. This will include properties listed with your agent's office, offered through other real estate companies, as well as unlisted properties. Your agent will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, your agent will assist you in writing an offer and act as a liason between you and the seller/seller's agent. You do NOT have to meet the seller - your agent does this all for you.
